Which platform is best for a property dealer?
YouTube for serious buyers, Facebook for volume, TikTok for reach and time-wasters. A five-minute walkthrough of a house in DHA Phase 2 will bring you fewer enquiries than a TikTok and close far more of them. Property is a long decision, so pick the platform that survives long video.
Property dealer ke liye kaun sa platform behtar hai?
The longer answer
Property is the one niche where long-form beats short-form outright. Somebody considering a house worth crores will watch eight minutes of a walkthrough, twice, and send it to their brother. YouTube also keeps working: a video titled for the way people actually search — "5 marla house for sale Bahria Town Phase 8" — will still be pulling enquiries a year after you upload it, which is not true of anything on a feed. The comments underneath become an enquiry inbox that costs you nothing.
Facebook is where the volume is. Marketplace and property groups are still how a large share of transactions start in Pakistan, and the buyers there are older and more likely to be paying without a mortgage. The problem is that you are one of forty dealers posting the same file with the same watermarked map. The way to stand out costs nothing: walk the plot on camera, show the road, walk to the nearest landmark so a buyer can place it, and say the true distance to the entrance rather than the optimistic one.
TikTok gives you enormous reach and mostly people who will never buy. That is not a reason to skip it — it builds name recognition, it is where rental enquiries come from, and a dealer whose face people recognise gets called first. Just do not measure it in leads, and do not let it eat the hours that should go into filming one proper walkthrough a week.
The buyer nobody plans for is the overseas one. A big share of plot purchases come from people in Dubai, Jeddah, Manchester and Toronto who cannot visit and are relying entirely on someone they have never met. What convinces them is unedited evidence — a continuous walk around the sector with the date said out loud, the actual boundary walls, the actual state of the road — followed by WhatsApp voice notes answering questions honestly. That combination closes deals no glossy render will.
The numbers
| Platform | What it gets a dealer | Effort per week | Honest verdict |
|---|---|---|---|
| YouTube | Serious buyers who watch a full walkthrough; still searchable a year later | 1 long video, filmed on site | Best for closing. Start here |
| Facebook (Marketplace + groups) | Volume of enquiries and older buyers paying cash | 3–5 listings plus daily replies | Best for volume. Reply fast or the lead goes cold |
| TikTok | Reach and name recognition, mostly from non-buyers | 3–4 short clips | Good for a name, weak for closing |
| Proof you are a real dealer; overseas buyers check it before calling | 2 Reels plus stories | Second platform, not first | |
| WhatsApp Channel | Repeat contact with a list that already knows you | 2 broadcasts | Underrated and almost free |
