Social media management for property dealers in Islamabad & Rawalpindi

For a property dealer in Islamabad or Rawalpindi the page is the shop window. Commission is roughly 1% from each side, so one deal on a PKR 2 crore house pays for a year of posting. The work is relentless and simple: plot walkthroughs, honest rate updates, and file-versus-possession explainers posted the day the market moves.

What makes social media hard for property dealers?

These are the things we hear most from property dealers in the twin cities. If two or three of them sound like your week, everything below is aimed straight at them.

  • 01Every listing collects forty comments saying 'rate?' and nobody leaves a number, so you retype the same reply all evening.
  • 02The same file is being pushed by six other dealers, so a buyer watches your video and then calls whoever quoted PKR 50,000 less.
  • 03Rates in DHA and Bahria move week to week — a video shot in April is wrong by June and buyers screenshot it back at you.
  • 04Serious overseas clients want a live walkthrough at 11pm Pakistan time because that is early evening in Dubai.
  • 05You cannot show the client's face or the exact plot number, so every dealer's video ends up looking like every other dealer's video.

What should a property dealer business post?

4 themes you can return to forever, so you are never staring at the camera wondering what to say. We build your month out of these.

01

Plot and house walkthroughs

Walk the plot with a tape in hand and say the block, the street width, which way it faces and the demand price out loud. An overseas buyer cannot visit, so your camera is his visit.

  • Full walk of a 10-marla corner plot in DHA Phase 2, including how far the mosque and the nearest grocery actually are
  • The same 5-marla house filmed at 8am and again at 6pm so buyers see both the light and the street traffic
  • Drive from the society main gate to the plot with the odometer in frame

02

Weekly rate updates

Post the honest asking price and the actual closing price for one block each week. Not a market report — one block. People follow the dealer who says a rate dropped, not the one who only says invest now.

  • This week in Bahria Phase 8: what 10 marla was asked and what it actually closed at
  • Why the same size plot in Gulberg Greens is lakhs cheaper one street back
  • Three plots I told a client not to buy this month, and the reason for each

03

File, NOC and transfer explainers

Half your enquiries are the same five questions: file kya hota hai, NOC hai ya nahi, transfer fee kitni, possession kab, non-development charges kitne. Answer each one properly on camera, then pin it.

  • What a file actually is, in 60 seconds, with a real file in your hand
  • Reading a CDA or RDA approval letter line by line
  • The full cost of a 5-marla plot after transfer fee, CVT and stamp duty

04

Deal proof

The transfer letter, the paperwork stack with the date visible, the keys handed over. Hide the client's face if they insist, but show the process. This is the only pillar that makes a stranger trust a dealer.

  • Transfer day at the society office, start to finish
  • An overseas client who bought on a video call — his own voice note about how it went
  • Six-month follow-up: what the plot we sold in January is worth now

What is a customer worth, and what should you spend?

Convention in Islamabad is about 1% commission from each side, so a PKR 2 crore house pays roughly PKR 2 lakh on one deal and commercial pays closer to 2%. Most dealers already spend PKR 5,000–20,000 a month boosting listings. Two extra closings a year covers a full content budget.

Graana.com

An Islamabad portal that turns dry market news into short explainers. Teaching the buyer is the sales pitch, not a distraction from it.

Where are property dealers concentrated in the twin cities?

We work across all of Islamabad and Rawalpindi, but these are the areas where this trade clusters — useful if you are working out where your customers come from.

Islamabad

  • DHA Islamabad

DHA Islamabad runs along the GT Road and the Expressway on the city's southern edge, with Phase II carrying most of the built-up life. Giga Mall pulls shoppers from both cities, and the blocks around it hold showrooms, restaurants, gyms and private schools. Residents skew towards serving and retired officers.

  • Gulberg Greens

Gulberg Greens is farmhouse Islamabad — big farmhouse plots off the Expressway that turned into a wedding and events belt. Marquees, open-air restaurants, nurseries and shoot locations line the blocks, while the Civic Centre side carries offices and clinics. Bookings peak from October to March and go quiet through Ramadan.

  • PWD Housing Society

PWD sits just off the Islamabad Expressway and is one of the cheapest addresses that still carries an Islamabad postcode. Its double road is lined with banks, bakeries, clinics, phone shops and tuition centres, serving renting young families, students and people who commute into both cities every morning.

  • Blue Area

Islamabad's central business district: a long strip of office towers along Jinnah Avenue, sitting between the F and G sectors. Banks, telecom head offices, law chambers, travel agents and consultancies are stacked floor on floor, with ground-floor cafés feeding the lunch rush. Almost nobody lives here, and by nine at night it is empty.

Rawalpindi

  • Bahria Town Phase 1–6

The first six phases of Bahria Town Rawalpindi are the settled ones — trees grown in, families moved in years ago. Civic Centre in Phase 4 is the commercial anchor, with a cinema, restaurants and clinics. Customers here check your Instagram before they visit, and they will pay for presentation.

  • Bahria Town Phase 7–8

Phases 7 and 8 are the newer, far bigger end of Bahria Town Rawalpindi, built around the Grand Jamia Masjid and the Eiffel Tower replica that every visitor photographs. Plots are still selling and houses are still going up, so the businesses that win are the ones people drive across town to see.

These are the phrases people in this trade actually type. If your page does not answer them, someone else's does.

  • property dealer in Islamabad
  • 5 marla plot for sale Rawalpindi
  • Bahria Town Phase 8 plot rate today
  • DHA Islamabad plot file price
  • plot ka rate kaise pata karein
  • best property dealer near me Islamabad
  • 10 marla house for sale Islamabad with video

Which services move the numbers for property dealers?

Property dealers questions we get every week

How much does social media management cost for property dealers in Islamabad?

Packages run from PKR 15,000 to PKR 70,000 a month, and most property dealers start on Growth at PKR 35,000. Two tours a week plus Shorts is real editing volume, and somebody has to answer the rate comments the same day. Growth covers four long videos, twelve Shorts, full channel SEO and DM replies. A one-time audit of your existing page is PKR 5,000, credited if you go monthly.

Which platform should property dealers focus on first?

YouTube. A twelve-minute plot tour is exactly what an overseas buyer watches twice before wiring money, and it stays searchable for years. We would run it at 2 property tours per week plus 3 shorts cut from them and add nothing else until that is steady.

What would you actually post for a property dealer business?

plot and house walkthroughs, weekly rate updates, file, noc and transfer explainers — those three alone fill a month. Walk the plot with a tape in hand and say the block, the street width, which way it faces and the demand price out loud. An overseas buyer cannot visit, so your camera is his visit.

Do you work with property dealers in Rawalpindi as well as Islamabad?

Yes, we treat the twin cities as one service area. We see a lot of property dealers around Bahria Town Phase 1–6, Bahria Town Phase 7–8, DHA Islamabad, Gulberg Greens. Most of the work runs over WhatsApp and Drive, and we come to you for the first meeting or a shoot.

How long before a property dealer account starts bringing in customers?

You will see the output in week one and the numbers in month one. For a local trade like this, enquiries usually start moving in the second or third month, once there is enough posted for someone to trust that you are still open and still good.
